The Linc
The Linc is a mixed-use development located on the north side of Lincolnway between Michigan Avenue and Morgan Boulevard in the heart of downtown. The property was acquired by Hageman, a real estate investment and development company based in Carmel, IN. The Linc consists of a 4-story mixed-use private development with 127 class A residential and 8 commercial units spanning 3 separate buildings. Residents will have 127 dedicated (24/7) and 73 nested parking spots (non-business hours) at the newly constructed Lincoln Highway Garage. Construction commenced in the 4th quarter of 2023. Building B on Morgan and Lincolnway and Building C on Jefferson and Morgan will be completed in April of 2025 and Building A on Michigan and Lincolnway will be completed in September of 2025.
Construction started: December 2023
Estimated date of substantial completion: May 2025 and September 2025

Grand Gardner Hotel
The Grand Gardner Hotel project consists of the renovation, reconstruction, and construction of a boutique-style hotel in the City, including, but not limited to, all utility and road infrastructure, demolition, and related improvements. The hotel will repurpose the 1899 historic Gardner School building as its central core with the west addition serving primarily as common areas and the east addition housing the guest rooms. The hotel will include 52 guest rooms in the new east wing and 8 suites In the historic building. There will be a rooftop breakfast area/bar; fitness center; meeting/event venue (100-person capacity); meeting room/board room; spa services area/flex space; speakeasy; and a common area lobby incorporating coffee, drink, and work area space. On-site and on-street parking will be provided for guests and visitors.
The Grand Gardner Hotel will provide a significant number of construction-related jobs and other economic activities during and after construction. This project complements other significant public and private partnerships.
Construction started: February 2024
Estimated date of substantial completion: December 2025.
Total project cost: $43.4 million.
